Highly Productive Shoring Solutions for Mixed-Use Development

The South End neighborhood of Charlotte continues to grow rapidly with the ongoing addition of new residential, office, and retail space. The Boulevard Broadstone apartment community features ground-floor retail and 283 residential units with amenities, including outdoor fitness spaces and a speakeasy lounge.

To complete the project with a rentable formwork solution for the four-story concrete podium of the new apartment tower, Lithko Contracting turned to the expertise of PERI USA to create a package optimized for the conditions of this project.

The PERI Experience

Contractors are experiencing unprecedented increases in material and labor costs. PERI is helping to offset these costs by providing smarter shoring solutions that maximize productivity, cost savings, and safety. This project had a significant amount of single floor and double floor, high-bay shoring requirements. Due to this, PERI recommended an optimized approach using SKYDECK for the typical heights and PD5 Hybrid for the high bay.

“SKYDECK offered a good alternative to other products that use plywood fill or prebuilt tables instead of SKYDECK’s panels, and it performs well in the high-production areas,” said Ken Graff, operations manager at Lithko Contracting. “We chose SKYDECK for the bulk of our decking on this project because it offered labor savings and cost savings on plywood.”

SKYDECK is the lightest panelized shoring system available on the market with no system component weighing more than 35 pounds. In combination with systematic assembly and integral, rentable plywood, the lightweight system provides unmatched productivity in typical height shoring applications.

In high-bay areas of the podium, the project team utilized PD5 Hybrid to extend to 20-foot clear heights and double floor areas. PD5 Hybrid enabled the team to realize the deck with 50% fewer towers than competitors and much less equipment.

“PD5 was optimal for the higher shoring because it is easier to climb and requires less labor with shoring that is greater than 20 feet,” said Graff. “The light frame makes it easier for one person to set forms on high shoring, and minimal additional material is required.”

PD5 is PERI’s next-generation 10K shoring frame that provides a maximum piece weight of 46 pounds, greatly reducing strain on workers in the field and allowing for increased productivity when compared to traditional 10K frame systems.

PD5 Hybrid uses a combination of PD5 towers, shoring posts, and GT24 girders to reduce the number of framed towers by up to 50% and components required by over 60% when compared to traditional 10K shoring.

Lastly, the team used PERI MULTIFLEX with 18-foot stringers to eliminate the need for tiedowns. This was a critical need for this project and enabled the crew to span from tower to tower with only two posts in the middle.

Welcome Home

The planning phase for The Boulevard Broadstone took six months. Lithko Contracting earned the job in April 2022, and concrete construction began in July. The concrete podium is expected to be completed in October 2022. Construction will continue with five floors of wood framing above the concrete podium, and the apartment complex is scheduled to open to residents in 2024.
